Recently launched by Michael Gardner, principal of studio g ARCHITECTURE, luxus DESIGN BUILD, is licensed for residential and commercial building in Nevada. A recent project that exemplifies the goals and philosophy of luxus DESIGN BUILD is the 2019 New American Remodel. The 5,800 square-foot home located in Las VEgas showcases innovative and modern trends in design and technology, as well as green building techniques. The home truly illustrates how current industry advancements can be utilized in remodeling a home to produce maximum performance while also boasting aesthetic appeal.

The 2019 New American Remodel debuted during the 2019 International Builders’ Show, sponsored by the National Association of Home Builders and Pro Remodeler. The remodel was extensive, eventually leading to what today’s luxury homebuyers want with multi-generational living, upscale amenities, entertaining spaces, and low maintenance materials. 

Designed by Michael Gardner, the home was his third project for the International Builders’ Show and his first in the remodel category. “I definitely saw this project as the perfect opportunity to showcase the variety of services my firm offers, from designing to building,” he said. Gardner is no stranger to remodels, however, boasting over 50 of his own with studio g ARCHITECTURE.

The home features 5,288 square feet of comfortable living space and the remodel design followed a set of criteria brought about by the National Association of Home Builders. The remodel design also showcases luxus DESIGN BUILD’s commitment to sustainability and is expected to fulfill requirements for:

  • National Green Building Standard, Emerald
  • S. Department of Energy, Energy-Star certified
  • S. Department of Energy, Indoor airPlus-certified
  • S. Department of Energy, Builders Challenge-qualified
  • HERS rating index below 45 without solar

Located near downtown Las Vegas, the remodel was originally built in 1950 when building standards were nowhere near what is required today. Taking that into consideration, Gardner safely brought the house back to life through unique design features, creating more indoor and outdoor living areas through an open floor plan, and maximizing space efficiency.

The home debuted at the 2019 International Builders’ Show in February and immediately sold for a record $4.6 million just a month later. Gardner isn’t surprised at how quickly it was snatched up. “Many prospective buyers are looking for properties closer to the downtown area, which means a remodel.”
